Pros and cons of buying a dwelling for my son in uni

My son is in Glasgow Uni and we might be in a position to buy somewhere for him and his mates to live. I've no idea what is needed, what the pitfalls are etc and how much a deposit would be needed, 10% , 20% etc. Any ideas on whether this is even remotely a good idea/investment or what kind of mortgage you would need. I'm mortgage free at home now in case that matters. Cheers in advance
