This isn't my area of expertise so thought I'd throw this out to the collective genius of the Gennie.

 

My other half currently runs a mobile nail business.  She's now got to the point where she can't scale anymore simply due to time constraints - there's only so many appointments and travel to them she can fit in.  She's massively oversubscribed and has bookings extending for months in advance.

 

An opportunity has come up to rent a permanent premises in an ideal location.  She's got a business plan and the numbers/plan looks good.

 

I've asked to get all details up front to validate the plan (as I'm potentially putting up some or all of the capital) and have just received the contracts from the landlord's solicitor.

 

Having spoken to the landlord, he wanted to keep things simple so didn't want to change any contractual details from the previous lease.  Hence I was surprised when it was accompanied by a solicitor's letter stating that I would need to pay their fees (£900) plus the deposit and first month's rent in advance.

 

Given the solicitor has done nothing more than change the name on the lease, and these are a cost of leasing the property, my impression is any costs should fall to the landlord, and as for 900 quid they can go f*** themselves.

 

But I thought I'd check with the resident gurus first.
